A comparison between construction supervising engineers and real estate consultants

Undoubtedly, consultants and real estate trading companies play an important role in the real estate buying and selling chain, and although they are only intermediaries between traders, they have responsibilities within the limits of the law.
The following article is not to ignore the services of this trade, but it is merely a comparison between two trades related to construction.

Educational qualification for license
Real Estate:
You don’t need an academic degree to get a license, and at least reading and writing is enough. There is no such requirement for applicants over 50 years old.
engineers:
At least a valid bachelor’s degree in engineering approved by the Ministry of Science

History for obtaining a license:
Real estate consultants: 10 hours of internship
Engineers: 3 years have passed since obtaining a university engineering degree, participating and passing the engineering system exam with a waiting period of at least one year, presenting a certificate of three years of work experience, passing basic upgrade classes

duties
Real Estate:
Viewing the ownership documents and identity documents of the buyer and seller, writing the property details and the registration details of the transaction parties in printed forms, obtaining the tracking code and guiding the clients to notary offices.
engineers:
Submitting a notarized commitment to the owner and the municipality and confirming, sealing and signing all plans and building permits, continuous presence at the building site regardless of weather conditions and holidays, even day and night.

commitment period
Real estate consultants: limited to the time of signing the contract until the date of the applicants’ application to the registry offices, usually one month
Supervising engineer: for the period specified in the license, 1.5 to 2 years

Legal responsibilities
Real estate consultants: they do not have any special responsibility and it is limited to matching the documents with the location
Engineers: Accepting legal and criminal responsibility, responding to law enforcement and justice authorities, road and urban development organization, labor and social security department, official experts and various and numerous inspectors of regulatory authorities and so on.
The engineer is committed to their results and legal responsibility for life

Costs
Real estate consultants: office expenses and taxes and fees, telephone and three sheets of affidavit form
Engineers: the same costs as real estate consultants, plus at least 20 visits to the building site with personal equipment or expenses

wage
Assuming a complex of 8 residential units with an area of ​​90 square meters per unit and a total area of ​​1000 square meters on 4 floors on the ground floor (parking) with an average price of 4.5 million tomans per square meter in Tehran and based on the tariffs listed on the sites of the construction engineering system and Tehran real estate consultants

Income of real estate consultants:
The commission fee for 8 complex units is equal to 32 million tomans with average operation in one month and with the amount of 384 million tomans in one year.
Engineers’ income: 9 million Tomans per year for the best situation with a single supervisor and in the best conditions of the construction market

payment method
Real estate consultants: cash at the office and before delivering the copy of the affidavit to the parties
Engineers: in six stages according to the progress of the work
