Approval of the bill to grant incentive facilities to applicants for the construction of rooftop gardens
Single Article: The Municipality of Mashhad is allowed to act in order to create and develop urban green space, create culture, encourage and encourage citizens to build a roof garden as described in the following articles and notes:
Paragraph 1: The minimum useful and net area of the green surface for the construction of the roof garden is equal to one third of the gross area of the roof of the building.
Note: In case of commercial use of the roof garden space, the useful and net area of the green surface will not be included in the commercial infrastructure to calculate the related rights.
Paragraph 2: The incentive considered for the construction of roof gardens in all newly constructed building groups (except for buildings that are required to build roof gardens) and also existing buildings (provided that their building strength is confirmed according to the relevant rules and regulations) per square meter The construction of useful green surface is estimated to be equal to 5,000,000 (five million) rials for 2018. Mashhad municipality can add up to 15% to this amount every year.
Note 1: The mentioned incentive can be calculated and paid for the buildings under construction, after the completion of the construction of the roof garden, at the time of issuing the thesis and after approval by the municipal parks and green spaces organization, and also for other buildings, after the approval of the supervising engineer and approval The organization of municipal parks and green space will be calculated and paid.
Note 2: Regarding those buildings that are required to build a roof garden, they are eligible for the incentive to build a roof garden if they build a roof garden in excess of one third of the gross surface area of the building.
Note 3- Due to the fact that the incentive provided for the construction of a roof garden is allocated to the license plate, in case of failure to maintain the roof garden, all owners (real and legal) of such properties and complexes, including residential, commercial, office, etc. In proportion to his share (according to the executive regulations of the law on acquiring apartments), he is required to answer to the municipality for up to 10 years, and the facilities provided in this regard are calculated at the daily rate and are included in the debt of his property, and when he goes to the municipality to receive an answer or Obtaining any permission will be received from them. Holy Mashhad municipality is obliged to include this matter in all the permits issued by the municipality and announce it to the owners.
